This Water Tower Realty project was a gut renovation of the concrete and masonry structure housing 100-units in 75,000 square feet overlooking Chicago’s lakefront. The owner challenged the development team to refresh the small, outdated apartment units into more desirable modern units, while also sticking to a tight budget. The new construction utilized the existing building layout as much as possible while expanding other spaces and better utilizing modern equipment. The building envelope was completely updated including new windows, tuckpointing, and roofing. We supported the project as the preconstruction manager through initial concept design, budget development, construction contract execution, and subcontractor procurement. The project was completed in April 2025.
